Hard surface disinfection can best be achieved when it is accomplished as part of a one-step operation involving a detergent. If a germicidal agent is applied to a dirty surface, it will kill those organisms which it contacts, but most of them will probably be surrounded by soil and be unaffected by the chemical. That is why it is important that the disinfectant quaternary be combined with a detergent system that has been optimized to provide effective cleaning. Performing a two-step application of cleaning first and then disinfecting would be time consuming and cost prohibitive. First, the cost of labor is over 90% of the cost of maintenance.
